Optional Conversion

In a significant move, the Maharashtra state government has decided to convert housing societies and residential projects built by the Pimpri-Chinchwad New Town Development Authority (PCNTDA) into 'freehold' properties. This decision brings relief to approximately 11,213 flat owners and 495 commercial unit holders within the authority's jurisdiction.

Housing Societies and Projects Built by the Authority to Become 'Freehold'

(PCNTDA): The Maharashtra state government has taken an important decision to convert the housing societies and residential projects built by the Pimpri-Chinchwad New Town Development Authority (PCNTDA) into 'freehold' properties. This move provides significant relief to approximately 11,213 flat owners and 495 commercial unit holders within the authority's jurisdiction. A formal order has been issued, and approval has been granted for the proposal to transfer the land and residential properties with ownership rights. PMRDA Commissioner Yogesh Mhase has confirmed that the implementation process is underway.  

The erstwhile PCNTDA and the current Pune Metropolitan Region Development Authority (PMRDA), along with CIDCO, have secured necessary approvals for this transition. An optional scheme will be introduced for property holders to convert their leasehold properties into freehold ownership. If a property owner chooses not to apply for conversion or does not request conversion during a sale, they can continue to operate under the existing leasehold terms.  

The PCNTDA had acquired land in accordance with the Land Acquisition Act of 1894 and the Maharashtra Regional and Town Planning Act of 1966. In 2021, PCNTDA was merged into PMRDA, and the division of properties was subsequently carried out between PMRDA and PCMC. The complex processes involved in property transfer and renewal had created difficulties and discontent among residents.  

PMRDA and PCMC will not incur any financial burden from this decision. Following due verification, the assurance to convert properties into freehold was given. The proposal was approved during the Cabinet meeting held on Thursday, October 10. Importantly, the freehold conversion is optional for property holders.  

Housing societies developed by the former PCNTDA in areas like Sector-2 in Indrayaninagar (buildings 1 to 70, including the police colony and Rajwada), Sector-18 in Chikhali-Purnanagar (Shivtej Nagar, Police Lines, Sachin Sankul, Krishnanagar, and Phulenagar), and Sector-20 in Nigdi-Yamunanagar (Scheme 1 to 12) will now be eligible for conversion to freehold ownership, clearing the way for a smoother ownership transition.
